srm approached brick to explore a strategy to provide a cost effective solution for an excess bank-owned property located in san francisco's south of market (soma) district. the preferred solution that was to emerge had to meet several criteria:
1) provide continuous access to the bank and related parking during construction
2) as a conditional use within the planning area and at the crux between the western and eastern neighborhood planning efforts, the design must favorably meet or exceed planning guidelines within a highly political atmosphere
3) the proposed typology must create an efficient, cost effective solution to control costs given the excessive land cost.
the final scheme solved all of these variables by creating a new public alley, pdr space along brannan, a podium courtyard, and a discreet parking solution to serve a residential development of 60 units within this vibrant area of soma.
